The building has undergone a complete renovation including a full demolition of the interior while maintaining all of the charm of a 103 year old building (high ceilings, brick walls, wood floors, keystone arches over large windows). The building facades have been updated with new red windows while maintaining the original brick walls.  All new infrastructure including plumbing, electric, HVAC, and data wiring have been installed to bring all of the modern amenities you would expect in a class A office building.  An elevator lobby and new elevator have been installed to ensure easy accessibility for Tenants and their guests.  Technology is widespread throughout with Security Cameras, Key fob access, IP phones, fire alarm systems, high speed internet and WIFI.  The property also includes a private garden area.

Location Location Location

20 West Main is centrally located in the high traffic and high exposure intersection of Roanoke Avenue, Peconic Avenue and Main Street.  This building is one of the most significant and important structures in the center of Downtown Riverhead.  The building is in close proximity to the Suffolk County Court System, Suffolk County Center, and  Peconic Bay Medical Center.

This was the original location of the first Suffolk County Court House, built by the British in 1727 and then after 1784 used by the Colonists until 1855 when it was converted to a commercial building.  In addition to being the location of county meetings and court proceedings for over 125 years, it was also used for religious meetings and many of the town meetings of Riverhead from its formation in 1792 through the 1870’s — even after the county moved its operations to a new court house on Griffing Avenue in 1855.   The 1727 court building also originally housed the jail, and the few hangings ever staged in Suffolk County probably occurred here too.  The current structure, built 1913, replaced the old court house after it and adjacent buildings were destroyed by fire.

Riverhead is less than 70-miles away from Manhattan and located in Suffolk County stretching north to the Long Island Sound. 20 West Main is less than a half of a mile from the Long Island Railroad and the Jitney.

Riverhead has unique cultural attractions, an Arts district, a Historic District, and an expanded and improved waterfront.  Undergoing an economic revitalization, Riverhead is home to boutique shops and restaurants, courts’ and law offices, the Tanger Outlets, the Hyatt Hotel, and the Suffolk Theater.

In 1999, Georgia Malone started, Georgia Malone & Company Inc., a professional commercial real estate brokerage and consulting company that represent buyers and sellers of commercial real estate properties in New York and nationwide. These transactions include the sales and purchases of multifamily properties, apartment building portfolios, office buildings, development sites, hotels, and note sales. In addition to representing individual sellers, buyers and major real estate families, she also represents many of the largest multi-family Real Estate Investment Trusts (REITs) in the Country, including AIMCO and UDR. Georgia oversees the entire deal process including underwriting of all financial analyses, drafting and negotiating the Letters of Intent, preparation and overseeing of the due diligence process. She provides significant consulting services analyzing added value benefits including valuing additional FAR, cost of construction, State and local economic benefits, 10 year cash flow models, reconfiguration and repositioning existing buildings.
